APPRAISER
The appraiser is a non-bias 3rd party hired by the lender and paid for by the buyer. They’re responsible for providing the lender an opinion of value of the home you’re purchasing. This value is the most that the lender will finance the home for.
TITLE COMPANY
Either party can select the title company. Who selects the title company is determined during the negotiation of purchase. The title company is responsible for conducting a title search on the property as well as offers settlement services to close the transaction.
